Half Double Duplex ?

In the orient domestic architecture is based on the courtyard. Where in the West a building's windows look out at its surroundings, in the East they peer inward, looking out onto a garden courtyard. See below:




Outward looking windows work well for the large lot or the lot with great views. They don't work well where homes are close together as is the case in most suburban developments. Courtyards are making an appearance in the suburban home - nice to see - yet are for the most part small, more a novelty than a new strategy of design. These courtyards are retrofitted into the traditional home, a home still resting on its own lot defined by setbacks and outfacing windows. VRT proposes to go all in on the courtyard design, to make it the centerpiece of the home. Now the problem with this is the courtyard home has always been an urban concept set on city lots where one building abuts the next. For the suburbs, VRT proposes simulating this configuration by way of the duplex: One duplex comprises two mirrored living spaces while the other comprises two mirrored bedroom spaces. These alternate along along the street with the space in between forming a courtyard. This courtyard is in fact the space which would otherwise serve as the two left and right setbacks in conventional developments.

The living duplex is shaped like a sea turtle with ceilings of 12 feet inside and out. The bedroom duplex is rectangular with 10 foot ceilings. In this way the roofs overlap providing shelter from sun and rain as one moves from one half duplex to the other. Each courtyard unit is around 100 feet wide, 130 feet deep allowing for 3 and change units per acre. As drawn the bedroom half duplex has 4 en suite bedrooms and a primary en suite, a large office with desk space for 5 or 6, and a laundry connecting to a 'cabana' / guest bath. The living area has a very large living room set up for very large format projection TV, a dining area seating 14, a kitchen with bar seating for 4, and a 2 car garage. In between and to the front is an elevated partially covered terrace running along the street while to the back is a fully covered terrace with seating area beside pool and spa. In the center of the courtyard is fountain with palm trees. Behind the back terrace is an outdoor shower, air conditioners, a few secluded seating areas, and room for storage sheds.
