Duplex Deluxe: The Luxury Precast Riad

In the previous post a design for a precast concrete Riad was presented for lots of size 45' x 90'. While the Riad designed for this lot size had five bedrooms and four baths it lacked storage space and a separate 'den' for children. As well it lacked separate office space, office space being provided by way of built in desks in the bedrooms. This new design redresses these shortcomings. A dedicated laundry and linen room is added which houses a small office space on the second floor. A dedicated storage room adjacent to the garage and kitchen is added also housing a small office area on the ground floor. The roof terrace is reworked and better organized outfitted with a convenient storage room at the back for putting away cushions and sundry items. The 5 king bed 4 bath format is kept, with the den sofa being convertible to two twin XL beds for guests. The lot size is increased to 45' x 108' making it possible to both lengthen the pool and increase the width of the pool deck next to the garage. All things considered this makes for a more practical Riad, especially so for the American who invariably seems to own more stuff than he knows what to do with. And finally, the driveway was extended to allow for two cars so that including the double garage there are four places to park cars.

The intent of this post is to spur interest in the precast modular home industry for the the more deluxe precast home. Now according to an article in Costar ONX Homes offers houses from 2,000 to 4,000 sq ft. The home shown below is around 19 ft wide, 90 ft long so that the area of its two floors add up to around 3,420 sq ft. Where ONX use the American Foursquare style sited on its lot by way of lot boundary setbacks, the Riad

style home uses 45% of the lot for the house, 55% for the courtyard.
